OUR ROLE

At Bastion Gate Ltd, we provide a structured and highly coordinated route into Gibraltar’s residential property market.

We identify and curate opportunities across the market, presenting a selection of properties supported by relevant market context, pricing insight, and rental considerations.

Our role is to simplify what is otherwise a fragmented and often complex process — bringing together the right opportunities, the right structure, and the right regulated professional support around each client.

HOW WE WORK

A Structured Approach to Property Acquisition

We help individuals, couples, and families access high-quality residential property in Gibraltar through a clear and coordinated process.

Our role is straightforward:
we source, structure, and connect — so you can proceed with confidence. All professional elements of this process are carried out by our regulated business partners.

Ownership Built Around You

Each acquisition is structured around the individual client.

Property is acquired through a dedicated Gibraltar-based Special Purpose Vehicle (SPV), established specifically for your ownership.

A Special Purpose Vehicle (SPV)—or Special Purpose Entity (SPE)—is a distinct, legally independent company created by a parent firm or individual to isolate financial risk, own specific assets, or fulfill a narrow, pre-defined objective.

Landlords frequently set up an SPV to hold buy-to-let properties to manage liability and position ownership of the portfolio within the territory of Gibraltar.

This provides:

Clear ownership and control

A consistent and well-defined ownership structure

Flexibility for long-term planning

For Gibraltar-resident investors, property ownership may already fall within the Gibraltar framework.

For non-resident investors, the use of a Gibraltar-based SPV places ownership within the jurisdiction’s legal and tax framework, which is often a key consideration when structuring international property holdings.

All structuring and tax considerations are handled by our experienced legal and tax professional partners (if instructed), who advise each client directly.

This structured approach is a core part of how we provide a consistent and coordinated route into the Gibraltar property market.

GIBRALTAR TODAY

A Unique Market with Enduring Appeal

Gibraltar offers a distinctive combination of stability, accessibility, and long-term market strength.

As a British Overseas Territory, it provides a familiar legal and cultural framework, while operating as a distinct and internationally connected jurisdiction.

We operate across the entire Gibraltar property landscape, sourcing

Because we operate independently, we are not tied to any single developer or agent, giving you access to the full range of opportunities available.

Key Characteristics

A transparent and well-established legal system

A stable and internationally recognised jurisdiction

A strong rental base driven by international business and professional sectors

A geographically constrained market supporting long-term demand

A Market Defined by Scarcity and Demand

With limited land availability and consistent demand, Gibraltar’s residential market is shaped by structural constraints that underpin its long-term relevance.

TAX & LEGAL

For non-resident investors, the use of a Gibraltar-based SPV places ownership within the jurisdiction’s legal and tax framework, which is often a key consideration when structuring international property holdings.

All structuring and tax considerations are handled by our experienced legal and tax professional partners (if instructed), who advise each client directly.

This structured approach is a core part of how we provide a consistent and coordinated route into the Gibraltar property market.

Clear, Transparent Fees

We believe in simplicity and transparency.

An acquisition fee of 2% of the purchase price is levied on the legal exchange of contracts for the purchase of each individual property within your portfolio.

This is paid by you through your SPV.

We receive no introductory fees from third-parties, insuring you remain our primary focus at all times.

Because we do not take fees from developers or agents, we are able to operate across the entire market without restriction.

We operate within a clearly defined model.

We focus on:

  • Sourcing and curating property opportunities

  • Structuring and coordinating the acquisition process

  • Connecting clients with experienced professional advisors

All investment, tax, and legal advice is provided by regulated independent specialists engaged directly by the client.

FOR UK-BASED PROPERTY INVESTORS

A Changing Landscape

The UK residential property market has undergone significant change in recent years.

Evolving legislation, taxation, and regulatory pressures have altered the traditional buy-to-let model, leading many investors to reassess how and where they hold property.

An Alternative Approach

Gibraltar presents an opportunity to hold residential property outside the UK, whilst remaining within the sterling zone.

For many investors, this offers a compelling combination of:

  • Geographic diversification

  • A different regulatory and tax environment

  • Continued alignment with sterling

Familiar, Yet Distinct

As a British Overseas Territory, Gibraltar offers:

  • A familiar legal framework

  • English language documentation

  • A system readily understood by UK-based investors
